scope of work

Our area of expertise is tenant improvement work. We plan spaces to our client's specifications and create a set of construction documents that contain floor plans, reflected ceiling plans, elevations, details, paint plans and furniture layouts - along with detailed specification and construction notes and accessibility standards.

Since much of the construction information remains the same from location to location, we create templates for each of our clients to which we add the items specific to that store. This allows us to create floor plans quickly and with a very competitive fee.

We will create a template that is unique to your company for free. We do this because every time we have been given this opportunity, we have acquired a new client.

Turnaround time is fast. When you provide the information for your new location you will have a space plan within a day. When you approve the space plan you will have final floor plans within seven to ten days.

We also can assist you with furniture, finishes and materials selection as well as providing branding and graphic design services.

the design process

This is how our process works:

We create a template that is unique to your company in advance. It will contain all of the specifications, including materials and finishes; job notes; elevations and details that remain the same for all locations (or need only to be modified to fit a location); and accessibility standards. The template will be used as the structure for the final plans. There is no charge for creating the template.

When a new location is to be added, you send us the as-built information for the space to be leased. We create computer generated space plans (3D if you'd like), which are emailed or faxed to you. We discuss the designs and modify them until we have a plan that meets your exact specifications.

When you have approved the space plan, we plug the plan into the template that has already been created for your company. We generate a full set of construction documents that will be used to build the space, submit to city agencies for permits and approval, and act as a contract between you and your contractor.

Since we have already created the template in advance, we can produce the final floor plans quickly - usually within a week. The entire process, from receipt of as-built information to final plans, can take less than 10 days. We will send you a hard copy, a PDF, and CAD files.

We can stamp plans in California. If your location is not within California, in some cases the plans will need to be stamped by an architect in the state where it will be built. Why then, would you need our services? Starting with our plans will make sure they conform to
your specifications and will prevent the local architect from having to guess how you would like your store built - avoiding mistakes and saving you money in the long run. We will work with the architect, sending the CAD files and providing help to complete the project. Architects can be expensive - typically costing two to four times the fee we charge. The architect can use our CAD files, so they wouldn't be starting from scratch. Some companies find our service so valuable they require their franchisees to use our services.
